Over the last several years, thousands of new apartment units have been delivered across the city. Neighborhoods like the Gulch, Germantown, Midtown, and East Nashville have seen a wave of new luxury buildings open.
When multiple buildings are competing for renters at the same time, they often offer concessions to attract residents.
The most common incentives we’re seeing right now include:

What Is Net Effective Rent?
When an apartment offers free rent, the advertised monthly price usually stays the same. The concession is applied across the lease instead.
For example:
When you spread those savings across the entire lease term, the real average monthly cost becomes much lower.
Example:
$2,600 base rent
3 months free on a 13-month lease
Net effective rent: about $2,000/month
That is why understanding net effective rent is so important when comparing apartments. Two apartments might advertise similar rents, but once you factor in concessions like free rent, the real monthly cost can be very different.
What These Gulch Apartments Actually Look Like
We wanted to show what luxury living in the Gulch looks like right now, along with the types of deals currently available.
Across the apartments we toured, there were a few common themes:
Massive rooftop amenities with skyline views
Golf simulators and high-end fitness spaces
Spa-style bathrooms and luxury finishes
Large sky decks and lounges for entertaining
But the most interesting part was seeing how much the rent specials can change the real monthly cost.
Here are a few examples from the tour.
Example Deal: Luxury One Bedroom with 3 Months Free
One of the apartments we toured had a one-bedroom listed around $2,600 per month.
With 3 months free on a 14-month lease, the net effective rent drops to about:
$2,043 per month
That is nearly $560 per month in savings once the concession is averaged across the lease.
For a luxury apartment in the Gulch, that is a very strong deal.
Example Deal: Two Bedroom with Significant Savings
We also toured a two-bedroom listed around $3,600 per month.
With the same type of concession applied, the net effective rent comes out to roughly:
$2,828 per month
That works out to thousands in savings over the lease compared to the advertised price.
For roommates or someone who wants extra space for a home office, deals like this can make two-bedroom units surprisingly reasonable compared to typical Gulch pricing.
Example Deal: One Bedroom + Den Around $2,200 Net Effective
Another unit we saw was a one-bedroom plus den listed around $2,800 base rent.
After applying the rent special, the net effective rent comes out to roughly:
$2,200 per month
Layouts like this can be great for people working from home who want a separate office space.
A Surprisingly Affordable Brand-New Apartment
At the end of the tour we also checked out a brand-new mid-rise building offering one of the best deals we saw.
The unit featured:
Very high ceilings
Large windows
Modern finishes
The base rent was $2,291, but with three months free rent, the net effective rent dropped to:
$1,763 per month
For a brand-new apartment in the Gulch, that is an unusually strong price.

People love it because it is:
