Across the buildings we toured, there were some common features that really stood out.
Most of the new high-rises include:

Modern finishes and smart layouts
Many also feature large rooftop amenity decks designed for entertaining, with fire pits, outdoor kitchens, and panoramic views of the city.
But just like in the Gulch, the most interesting part was seeing how the rent specials affected the real monthly price.

Example Deal: Three Bedroom with 3 Months Free
One of the first buildings we toured had a three-bedroom apartment offering 3 months free on a 13-month lease.
This type of concession dramatically lowers the net effective rent because renters are only paying 10 months of rent over a 13-month period.
For larger units like three-bedrooms, that kind of special can represent thousands of dollars in savings over the lease.
Example Deal: Premium High-Rise with 2 Months Free
Another building we toured had a very different vibe.
It featured dramatic lighting, built-in shelving, and high-end finishes that gave the apartments a really distinctive feel.
This property was offering 2 months free rent, which still represents a significant discount once averaged across the lease.
Deals like this can make a luxury high-rise feel much more attainable than the base price might suggest.
Example Deal: Amenity-Rich High-Rise with 3 Months Free
The final building we toured had one of the most impressive amenity packages we’ve seen downtown.
Some of the standout features included:
A dry sauna and spa area
Dedicated co-working spaces
Expansive rooftop areas
Incredible views of the Nashville skyline
This building was also offering 3 months free rent, which again can significantly lower the effective monthly cost.

Living downtown isn’t for everyone, but for the right person it can be an incredible lifestyle.
