We recently toured two Germantown apartment communities, and they showed how different the luxury apartment experience can be from one building to another.

We filmed the whole thing so you can take a look before deciding which Germantown apartments are worth touring in person.

What Luxury Apartments in Germantown Look Like

One thing that stands out about Germantown is the variety in newer apartment buildings.

You’ll find everything from more traditional luxury communities to buildings that clearly aim to create a particular lifestyle for residents. That can mean rooftop spaces and resort-style pools, plus dedicated rooms for music, fitness, recovery, entertainment, or even renting household items.


Apartment Community #1: A Big Focus on Wellness and Lifestyle

The first building we toured had one of the most extensive amenity packages we’ve seen in Nashville.

One thing that immediately caught our attention was its Tulu subscription service, which gives residents access to household and lifestyle items without having to buy them. Things like vacuums, scooters, and massage guns are available through the service, which is a pretty different approach to apartment amenities.

The building also has a saltwater pool and hot tub, a dedicated Peloton studio, and a professional-grade music room!

Then there’s the wellness side.

The building has a Renewal Spa with a sauna, cold plunge, red light therapy, and massage chairs. That’s pretty substantial for anyone who takes recovery and wellness seriously, and it goes far beyond the standard apartment fitness center.

The big takeaway is that the amenities aren’t just there to check boxes on a website. A lot of thought went into creating different spaces residents can use as part of their daily routine.


A Big Move-In Special

When we filmed the tour, this community was offering 3 months free on a 15-month lease.

That’s a significant concession, but it’s also a good reminder that the advertised rent isn’t necessarily the number you should use when comparing apartments. Lease length, concessions, fees, parking, and the specific unit can all change the overall cost.

Specials also change, so the deal we saw during our tour may not be available when you’re ready to move.


Apartment Community #2: Modern Design and a Strong Amenity Package

The second Germantown apartment community had a different, yet still luxurious feel.

The interior design was polished and modern throughout the shared spaces. The building also has a dedicated mail room, a high-end fitness center, a golf simulator, and a Sky Lounge.

The Sky Lounge gives residents another place to hang out, entertain, or take in the views without leaving the building.

At the time of our tour, this property was offering 4 weeks free, with one-bedroom apartments starting around $1,500 per month before factoring in the concession and additional fees.

Again, pricing and specials are always subject to change.


Which Germantown Apartment Is Better?

Well… It depends!

The two buildings we toured are appealing for different reasons, and that’s why apartment searching in Nashville can get overwhelming. Two apartments can look great online but offer completely different experiences once you start comparing the details.

One renter may value a cold plunge, sauna, Peloton studio, and music room, while another cares way less about amenities and more about the apartment's layout.

Then you have the practical stuff: rent, specials, parking, fees, square footage, views, move-in dates, and how much you’re actually spending over the full lease.

That’s why we don’t think the best apartment search is about seeing every building in Nashville. It’s about figuring out which few are worth your time.


Why Germantown Is So Popular for Apartment Living

Germantown has become one of Nashville’s most popular neighborhoods for people who want a more urban lifestyle without living directly in the middle of downtown.

You’re close to restaurants, coffee shops, the Nashville Farmers’ Market, First Horizon Park, Bicentennial Mall, and plenty of places to spend time outside your apartment. The neighborhood also has a mix of newer apartment buildings and historic homes, which gives it more character than a neighborhood made up entirely of new construction.

The location is a big part of the appeal, but the apartment buildings themselves are another reason people choose Germantown. Newer communities here offer modern units and extensive amenities, including rooftop lounges, pools, fitness centers, co-working spaces, wellness amenities, and other features that make it easy to spend a lot of time close to home.
