But Nashville has some incredible penthouse apartments, and we got to tour several of them across The Gulch, Music Row, downtown, Germantown, and Green Hills.

These aren’t just standard apartments on a higher floor. The best penthouses offer more space, more privacy, better views, taller ceilings, upgraded finishes, and floorplans you usually won’t find anywhere else in the building.

Some even have private access, entire floors to themselves, or two-story layouts.

What Makes a Penthouse Different?

Not every top-floor apartment is a penthouse.

A true penthouse usually offers something beyond just being high up in the building.

That could include:

  • larger floorplans

  • taller ceilings

  • floor-to-ceiling windows

  • upgraded kitchens and bathrooms

  • private balconies

  • fewer neighbors

  • better views

  • unique layouts that don’t exist on other floors

Some of the penthouses we toured took up most or all of the top floor. Others required special key-fob access before the elevator would even take you there.

That extra privacy is a big part of the appeal!


What Amenities Come With Nashville Penthouses?

Penthouse residents usually have access to all the same amenities as everyone else in the building.

Depending on the property, that may include:

  • 24-hour fitness centers

Some buildings may also offer benefits that are limited to penthouse residents, but that varies by property.

The apartment may be the main attraction, but the building still matters.

You can find an incredible penthouse and still decide the amenities, location, parking setup, or overall feel of the building isn’t right for you.


How Much Do Nashville Penthouses Cost?

The penthouses we come across generally range from around $5,000 to $15,000 per month.

There are options outside that range, but pricing usually depends on:

  • neighborhood

  • number of bedrooms

  • square footage

  • floor level

  • skyline or nature views

  • private outdoor space

  • finishes and appliances

  • lease length

  • current availability

  • move-in specials

A smaller penthouse near Music Row may be priced very differently from a two-story penthouse in The Gulch or a large downtown apartment overlooking the river.

You also need to look beyond the advertised rent.

Parking, internet, monthly amenity packages, storage, utilities, and pet fees can add hundreds of dollars to the monthly total.


Why Nashville Penthouses Are Harder to Find

One of the biggest challenges is that penthouses aren’t always advertised clearly online. Buildings also use different names for them.

One may call it a penthouse. Another may call it a sky residence, premium residence, estate collection, or top-floor home.

That makes the search harder than simply typing “Nashville penthouse apartments” into a rental website.

Availability is limited too.

When a building only has one apartment with a certain layout, there may not be another one available for months after it gets leased.


Can You Find Deals on Nashville Penthouses?

Sometimes!

Luxury apartment communities may include penthouses in their normal leasing specials, especially when a building is new or a unit has been sitting vacant.

That could include:

  • free rent

  • a large leasing credit

  • waived fees

  • free parking

  • a longer lease with a lower effective rent

But the biggest advertised special isn’t always the best deal.

A penthouse with a slightly higher rent may offer a much better floorplan, more privacy, stronger views, lower fees, or significantly more space.

At this level, the right apartment matters more than chasing the lowest advertised price.
