The market rent x the number of months you’ll pay rent ÷ the lease term.
So here the formula would be:
$1800 × 12 ÷ 14 = $1543
That lower average of $1543 per month is the net effective rent.
This is helpful when comparing deals, but it can also be confusing. Depending on how the property applies the special, you may not actually pay that lower number every month.
Some properties apply the concession upfront. Some apply it to certain months. Some may advertise the net effective rent, but the lease itself still shows the full market rent.
